What is TwinMS?

TwinMS is a SaaS + Enterprise Platform for operational intelligence, built around a live digital twin. It connects buildings, IoT sensors, AI and enterprise systems into modules that sense, predict and act in real time. It is the first Saudi-built digital twin platform for built environments and operations in the MENA region.

Who owns TwinMS?

TwinMS is developed and owned by Design Zone, Saudi Arabia’s ISO 19650-certified BIM and VDC consultancy, headquartered in Jeddah with offices in Amman and Cairo.

How is TwinMS different from BIM?

BIM delivers a design and construction model that is frozen at handover. TwinMS carries the same ISO 19650 model into operations, wiring it to live sensors, AI and workflows so it runs the asset for its operational life.

How is TwinMS different from a BMS or monitoring system?

A BMS controls equipment and monitoring dashboards watch it; both are reactive. TwinMS unifies the whole operation, learns 730-day baselines, predicts faults before failure, dispatches the response automatically and measures the result.

What modules does TwinMS include?

Seven official modules: 3D Viewer, Operations Hub, Sensor Intelligence Hub, Assets Portfolio, Alerts & Maintenance, Performance Insights, and Camera Feed.

What industries can use TwinMS?

Facilities, industrial sites and utilities, infrastructure, cities and crowd management, campuses, energy, retail and logistics, construction handover, and ports and airports. In short, any physical operation.

How does TwinMS connect to enterprise systems?

Through MQTT edge gateways with BACnet, Modbus and ONVIF adapters at the edge, bidirectional BMS and CMMS synchronization, ERP integration, and SAML 2.0 single sign-on with MFA.

Is TwinMS live in production?

Yes. Dar Al Badriyah, the first TwinMS pilot project, is live in production, and the platform has been demonstrated live on Bupa Building 2 in Jeddah.
